Track record

Main pool hall at Walnuts Leisure Centre after refurbishment
Leisure refurbishment

Walnuts Leisure Centre £17.3m

Max led a borough-wide consultation attracting 6,000+ responses and grew the budget from £12m to £17.3m through funding bids and lobbying. He renegotiated a peppercorn lease into market-rate full repairing and insuring terms, and delivered a refurbishment expanding the gym, adding studios and merging facilities.

Completed terraced homes at Platinum Jubilee Close
Housing, scheme recovery

Platinum Jubilee Close £15.3m

After modular contractor Module-AR collapsed near completion, the site suffered break-ins and MEP theft, and non-compliant work emerged. Taking over, Max replaced the employer’s agent and quantity surveyor and commissioned a pre-construction review, delivering a remedial scope and revised programme the Council approved, restarting works.

Entrance to Manorfields Court after refurbishment
Temporary accommodation

Manorfields Court £4.3m

Initially judged unviable, the scheme was repositioned by Max as new-build transitional accommodation, securing a £4.3m LAHF grant that fully funded it. The refurbishment converts 62 shared-facility units into 40 self-contained homes, adding a third more bed space, and is now an MHCLG case study.

Leisure new build

West Wickham Leisure Centre £22.5m

Originally scoped as a refurbishment, the scheme faced structural defects, asbestos and ISG’s insolvency. Max appointed a replacement contractor, commissioned surveys leading to demolition and rebuild, halved consultant fees, secured additional budget and delivered a full planning application within three months, mirroring the design of the town's new library.

Architect’s visualisation of the courtyard and entrance at BellegroveVisualisation: Pick Everard
Housing, supported living

Bellegrove £29m

A 68-home new build including 13 supported living units for Adult Social Care. Max negotiated purchase of an adjacent NHS access road to unlock parking, managed consultants without conceding design intent or unnecessary fees, and championed vernacular features, including mansards, to reduce the building’s scale.

Architect’s visualisation of the new terraced homes at Castlecombe RoadVisualisation: Fraser Brown MacKenna
Housing

Castlecombe Road £4.8m

Ten terraced homes on car park land, mostly three-bed, including one M4(3)b wheelchair-accessible unit. Where feasibility suggested a large block of flats, Max resolved a substation constraint with UKPN and pushed a redesign of the layout, delivering stronger viability, while removing costly shared areas.

Why Aedis Partners

Genuine client-side experience

I have sat where you sit: leading capital programmes from the inside, not advising from the outside.

Turnaround and crisis management

A proven track record of recovering distressed schemes, from contractor insolvency and latent defects to funding shortfalls and structural failures.

Funding and grant expertise

Over £40m secured in external grant funding across a single portfolio of schemes, including a £6.1m award through the Public Sector Decarbonisation Scheme, won on appeal after an initially unsuccessful bid: the first and only successful appeal of its kind in a £3bn+ national programme.

Access to funding sources

Direct support negotiating and securing loans from bodies such as the GLA and Homes England, alongside a network of contacts giving access to pension and institutional funds.

Commercial and fee negotiation

Negotiated several leases with operators, schools and statutory bodies and repeatedly secured reductions in consultant fees, protecting long-term value at every stage of delivery: commercial skills that translate directly to a client's own leasing, letting and procurement needs.

Independent and conflict-free

No commitment to a contractor, architect or delivery partner, so recommendations on scope, procurement and spend are never coloured by another firm's commercial interest.

Governance and stakeholder management

Experience running consultations at scale and reporting through established governance channels.

Sector breadth

Track record spanning housing, leisure, community, commercial and public realm projects.
